Selling Your Home in Idaho - What to Disclose

Remember the Golden Rule:

“Do unto others as you would have them do unto you.” In other words, treat others the way you want to be treated. But its not just a moral value - you as the seller, have a legal responsibility. 

Put yourself in the buyers shoes - if the roof leaks, wouldn’t you like to know?

It’s  also a legal requirement that a Boise home seller must disclose any knowledge about the condition or history of their home to the buyer.

If a buyer finds out, for example, that the roof leaks, they have the right to walk away prior to closing, or they can negotiate for the cost of repairs. 

This also applies after closing. If the buyer finds problems that weren’t disclosed by the seller, such as terrible cracks in the foundation that have been painted over or filled-in, a court of law can hold the seller liable for repairs.

Concealing a problem is never a good idea either. It’s better to face the issue and disclose it upfront.

For an existing home, property disclosures must be made for the following:

1. If the property is within city limits

2. Appliances

3. Electrical Systems

4. Heating & Cooling Systems

5. Moisture & Drainage Conditions

6. Fuel Tank (if applicable)

7. Water & Sewer Systems

8. Roof & Siding

9. Hazardous Conditions

There are also “Other” required disclosures for title, chimney, etc. etc.”
