Idaho’s Real Estate Market Isn’t What You’ve Heard…

The big question my buyers and investors keep asking is: How is the Idaho Housing Market doing? A lot of so-called “experts” are giving the public mixed information and one-sided views.

The local papers are filled with articles about Idaho’s Real Estate Market, but the information is usually biased and misleading.

Although the Idaho Real Estate Market is doing much better than other states, when you just look at Idaho; each county and city has its own “real estate market.”

The truth is, Nampa and Caldwell (Canyon County) aren’t doing as well as Boise (Ada County). And you can’t even stop there because NE Nampa is doing better than South Nampa, etc, etc….Its more accurate to really dissect each area of Idaho (that will be another blog).

I’ve included some numbers by county so you can start to get an idea of what’s really going on.

January 2008 ADA County Canyon County
Total Active Residential Listings 4,307 2,361
Total Homes Sold 312 139
% Change in Homes Sold -32.61% -45.91%
Average Days on Market * 75 71

Keep in mind that various cities within each county can pull these numbers up or down.

Not all Idaho markets “suck” equally. Some are doing better than others. You need to know where to buy. I will do a follow-up blog to compare Idaho cities.
