What Defines a good Boise Real Estate investment? There are many different measures you can look at; one of the best is the Cap Rate. 

Why the Cap Rate?

A Boise Capitalization Rate (Cap Rate) represents the ratio of Net Operating Income divided by the Sales Price. For the Buyer, a higher Boise Cap Rate is better. The Cap Rate is used by Lenders, Investors and Appraisers to estimate the purchase price for different Boise income properties. It provides a reliable estimate of value because it takes into account a properties financial details.

Boise’s Current Cap Rates: 

The Boise Real Estate Market is putting up anywhere between 3% to 8% capitalization rates.
The 7% to 8% are the sellers that are a bit more motivated.

On April 22, 2008, I analyzed 21 properties in the Boise Bench and North Boise Areas ranging $165,000 to $250,000. These included Boise duplexes, Boise triplexes and Boise single family properties with income potential. Their cap rates ranged between 3.53% to 7.76%. 

Here’s the ticker: there are properties available in Boise with good cap rates.
