More competition in the Boise Real Estate market breeds a better product. This usually means better prices and terms for buyers.
According to the Boise MLS, Ada County single-family home sales were down for the first quarter of 2008.
The biggest slowdown was in new construction home sales (down 43.28% over last year for the same time period).
These conditions favor Boise home buyers.
1st Quarter 2008 Ada County Data:
Existing homes sold Q1 of ‘08: 816
Existing homes sold Q1 of ‘07: 1266
Percentage Change: -35.54%
New construction homes sold Q1 of ‘08: 283
New construction homes sold Q1 of ‘07: 499
Percentage Change: -43.28%
Total Single-family homes sold Q1 of ‘08: 1,102
Total Single-family homes sold Q1 of ‘07: 1,760
Percentage Change: -37.38%
While we are still in a softer market, many Boise home sellers and builders are more eager to sell.
