Some of the best investments in Idaho are the properties in financial “distress.” It is very important to differentiate between the different stages of the Idaho foreclosure market. There are three kinds of properties:

The Idaho Foreclosure Process:

THE SHORT SALE

In order for Idaho Real Estate to be sold as a “Short Sale,” the property owner must be in financial distress. For the bank to agree to do a Short Sale, the loan is usually in default which means the owner is likely behind on their payments. In an Idaho real estate short sale, the bank agrees to accept less than the original loan amount in hopes of avoiding a foreclosure. This process tends to be more time consuming depending on the bank that holds the mortgage. Negotiations can be difficult because you are negotiating with the home owner, but require approval from the bank. I am experienced and trained in the entire foreclosure process, which gives you a competitive advantage.

THE FORECLOSURE SALE

Foreclosures are usually the most costly for a Bank. If the bank can avoid a foreclosure, they will by doing a Short Sale. Idaho Foreclosures can also be risky for investors because of potential liens on the property. Investors must do ample research prior to bidding on the property. Many buyers don’t purchase foreclosures because the buyer must pay the full amount at the Foreclosure sale usually by cashiers check. The buyer does not have the opportunity to secure a loan. The bidding usually starts at the defaulted amount, or an amount determined by the bank which may also include the additional fees incurred by the bank.

THE BANK SALE

If a property does not sell by way of a foreclosure sale, the bank usually relists the property on the Boise MLS. This is called an Idaho Bank Sale. In this stage, the buyer is negotiating directly with the bank and is able to get a mortgage loan for the property. These properties may be more difficult to find because they are not always advertised as Idaho Bank Sale properties.

Investing in properties that are in financial distress is more challenging, but can be very rewarding.
